SPANISH GOLDEN VISA

The Spanish investor visa can be renewed every 2 years. After 5 years of investors residency it is possible to gain permanent residency, and after 10 years receive the Spanish passport. It is not necessary to live in Spain to retain or renew your residency permit.

BUYING A PROPERTY IN SPAIN
In any sale, 2 essential elements stand out: The property being sold and the price to be paid for it.
Once the agreement has been reached between the seller and the buyer on the price and the property, it is necessary to prove whether the seller has the capacity to sell, if he is the owner of the property or requires authorization from a third party.
Next, it must be assessed whether the property for sale meets the characteristics that the seller indicates, urban planning, habitability, energy efficiency, if it has pending community charges or unpaid taxes, and that it does not have charges such as mortgages and embargoes.
On the part of the buyer, it must be known how he is going to pay the price and where the money that he is going to use to make the purchase comes from, and if the purchase is for himself, for the matrimonial regime or on behalf of a company,
The real estate sale must be made through a document that proves its execution, in a public deed that must be registered in the property registry and in the cadastre and must be communicated to the town hall to make the payment of the municipal capital gains tax and future IBI payments.

HAGUE APOSTILLE CONVENTION
Spain is a member of the Hague Apostille Convention and any official document destined for this country requires an «apostille». The purpose of the Hague Apostille Convention is to create a simplified method of “authenticating” documents for universal recognition.
All documents that must be effective in Spain must be translated into Spanish.
